Before you bid at auction
Auction contracts are unconditional. You must complete your inspection before auction day — typically during the 2–3 week campaign. Book as soon as you get the Section 32 from the agent.

During cooling-off (private sale)
If you've made an offer subject to building inspection, you have the cooling-off period (3 business days in VIC) plus any additional time negotiated in the contract to complete your inspection.

Before signing anything
Ideally, inspect before making any offer at all. This gives you the most negotiating power — if defects are found, you can use the report to negotiate a price reduction before going under contract.

Always book your own independent inspector who you find yourself, with no relationship to the selling agent.
